Overbuilding
From Businessworld Interview with Brett White, president, CB Richard Ellis
The Southeast Asian crisis was triggered by huge investments in office space with no people to occupy it. Do you see a similar situation happening in India?
If the Indian marketplace were completely deregulated today, it would still take decades to build enough commercial space. Look at it this way. There is 60 million square feet of Class-A commercial space in India. Mid-town Manhattan alone, which is 20 blocks long and 10 blocks wide, has 250 million square feet of space. And that market has a 6 per cent vacancy. The chance that you overbuild India is a long way off.
